Rose Villa embarked upon a 128,263 square foot addition and renovation project to revitalize its 50-year-old community. Following completion of Phase 1, the 22-acre Rose Villa campus now includes 41 new villas in pocket neighborhoods, as well as 35 loft apartments located above a new Main Street and Town Center. The pocket neighborhoods, each comprised of 7 cottage homes overlooking a private courtyard, transition up the hillside to a new ‘downtown’ area. The Main Street and Town Center include amenities such as an art studio, library, garden center, salon and spa, wellness center, and performing arts center, as well as formal and casual dining venues. A rooftop lounge with a wine bar offers views of the Willamette River, and the aquatics center features its own lazy river. Most of these amenities are also open to the surrounding community. Reese Hackman provided mechanical, electrical, and plumbing (MEP) engineering services, in addition to lighting and technology specialty design services for this $37.7 million reinvention. Energy efficient MEP solutions – such as variable refrigerant flow (VRF) mechanical systems in the loft apartments, community center, and administration areas – were an integral component. Reese Hackman worked together with the Energy Trust of Oregon to provide energy modeling for the project. These MEP energy efficiency measures resulted in incentive rebate checks for Rose Villa totaling just over $132,000.
